Lettings Manager

Full time hours - 37 hours per week minimum

Cowbridge Office

Watts & Morgan are an established Estate Agents and Chartered Surveyors dating back to 1857 and based in South Wales, with offices in Cowbridge, Bridgend and Penarth. We currently have a vacancy for an experienced Lettings Manager in our Cowbridge rental department.

The successful candidate will have a minimum 2 years' experience in Lettings within a management role and a comprehensive knowledge of Lettings legislation. This is a demanding role that carries a lot of responsibility and requires a high standard of professionalism, sharp negotiation skills and a strong work ethic.

You will be responsible for knowing the local market and providing relevant valuations to clients, setting targets and ensuring deadlines are met, providing leadership and guidance, developing and mentoring staff within your department to create a high-performing sales team.

The role will also include but is not limited to: 

- Accompanied viewings with prospective tenants 

- Dealing with telephone and email enquiries 

- Registering enquiries and arranging appointments 

- Dealing with property management and maintenance issues 

- Co-ordinating move-ins/move outs 

- Processing rental payments 

- Carrying out property inspections and follow up reports 

A full clean driving license and own transport is essential. 

Key skills required:

- Proven track record in achieving set targets

- Self-motivated and well-presented 

- High level of customer service

- A wide knowledge of the Lettings industry

- Computer literate, accurate and numerate

- Excellent organisational and team leadership skills

Due to new legislation in Wales the successful candidate will be required to hold the current Rent Smart Wales agent accreditation and also undergo continual professional training both in house and externally when required.

The Role: Chartered Surveyor/Agricultural Valuer

Personal Requirements: We are seeking to appoint an enthusiastic and motivated recently or almost qualified experienced Chartered Surveyor/Agricultural Valuer to work in the rural department of our multi-disciplined practice. The company has an excellent record of APC candidates passing first time and we are happy to consider applicants close to taking the APC who are seeking to expand their experience.

Other Requirements: Working directly with one of the partners, the position offers a varied workload including land/property sales, valuations, CPO, utility claims, lettings, renewables and general professional work.

The post is a progressive position with long term career prospects with the firm.

Salary/Package: Salary dependent on experience with commission top up.
