Letting Only Service

This service is ideally suited to those who wish to have the flexibility to manage their own properties and simply want professional help from experienced residential letting agents in finding appropriate contract holders.

This service provides the following for an all-inclusive fee:

  • Initial property appraisal
  • Advice on property presentation
  • Advice on rental levels
  • Provide guidance on compliance with statutory provisions and letting consents
  • Agree the market rent and find an occupier in accordance with the landlord terms of business
  • Erect a board outside the property in accordance with the  Town and Country Planning Act 1990
  • Market the property and advertise on relevant portals
  • Carry out accompanied viewings
  • Full referencing service carried out on potential contract holders 
  • Notifying all utility companies of move in readings, i.e gas, electricity, water & council tax
  • Preparation of a full inventory taken with photographic evidence
  • Collect the deposit (small fee will apply for protection in our TDS account)
  • Supply occupation contract
  • Arrange for signatures from both parties
  • Collect and remit the first initial months’ rent received
  • Set up Standard Order payable to Landlord
  • Provide the Contract Holder with Landlord Information
  • Deduct any Pre Tenancy Invoices that may be relevant
  • Make any HMRC deductions and provide the occupier with NRL8 (if relevant)
  • Advise on Non- Residential tax status and HMRC (if relevant)
