Services include:

  • Providing a comprehensive appraisal and guidance on compliance and legislation under The New Renting Homes Wales Act (2016), 
  • Advise on non-resident tax status and HMRC (if relevant)
  • Inspect property in line with the The Renting Homes (Fitness for Human Habitation) (Wales) Regulations 2022
  • Arrange the required safety documents including the gas safety record, EPC, EICR, hard wired interlinked smoke detectors, c0 alarm & legionnaires risk assessment if applicable. 
  • Market the property and advertise on our website, social media and the prominent portals including Rightmove and OnTheMarket. 
  • Conducting accompanied viewings.
  • Erect To Let board in accordance with Town and Country Planning Act 1990
  • Carry out comprehensive applicant referencing and the Right to Rent act
  • Protect the deposit in accordance with The Tenancy Deposit Scheme (TDS)
  • Supply a full Inventory of the property before the start of the contract
  • Inform relevant utility companies of change of occupancy.Undertake quarterly inspection visits and supply landlord with comprehensive report.
  • Arrange quotes for routine repairs and instruct approved contractors
  • Pursue non-payment of rent and provide advice on rent arrears.
  • Supply relevant landlord notices in accordance with the Renting Homes Wales Act (2016) 
  • Arrange and conduct the check out report on vacating.
